Interior Basement Waterproofing Services in Toronto
What if we told you that you can do a lot more with your basement other than just using it as a crawlspace or a laundry room? With water seepage and mold, mildew growing everywhere, musty, damp smell, and water flooding during rain; the reason for all this? Water Leakage! This situation can arise due to insufficient interior basement waterproofing considerations, resulting in water entering through your basement floor and cracks in your foundation walls.
GJ MacRae is an interior basement waterproofing company in Toronto, and we have been providing basement waterproofing and foundation repair services for almost five decades. We are a licensed basement waterproofing and foundation repair company that offers a total solution for leaky basements and crumbling foundations. We serve Toronto and surrounding areas, and have been working for decades to deliver dry, leak-proof basements.
Consequences of Avoiding Interior Basement Waterproofing
Basements are often overlooked until a problem arises. This gives rise to water infiltration. This is one of the most common issues that homeowners faces. So, waterproofing your basement helps to maintain a dry and healthy living space. Here are some signs that indicate your basement needs interior waterproofing.
- Dampness or Moisture
If you notice dampness or moisture in your basement, it’s a clear sign that water is finding its way inside. This can be visible as wet patches on the walls or floor, condensation on surfaces, or a musty odor in the air.
- Cracks in Walls or Floors
Cracks in basement walls or floors are another sign that your basement needs waterproofing. These pathways allow water to seep into your home. Over time, these cracks can widen, allowing more water to penetrate.
- Efflorescence
Another sign is the presence of efflorescence in the basement. It occurs when water evaporates, leaving behind minerals and salts from the concrete or masonry surfaces.
- Mold and Mildew Growth
If you notice black spots, fuzzy patches, or a musty odor in your basement, mold and mildew have taken hold. Mold and mildew flourish in damp, humid environments and makes basements vulnerable to infestations.
- Water Stains or Peeling Paint
Water stains on basement walls or ceilings denote signs of water infiltration. These stains appear as discolored patches or streaks. Peeling paint or wallpaper is another indication of moisture problems.
Benefits of Interior Basement Waterproofing
We have years of basement waterproofing experience in the GTA, and here are some significant benefits of waterproofing the basement from the inside.
Enjoy a Dry Basement
Interior waterproofing for your basement means that you now have a leakproof and dry basement, your walls are sealed, and water cannot enter through your foundation. With waterproofed walls enjoy the peace of mind during a heavy rain storm knowing your basement walls are watertight.
No More Mould and Mildew
Damp and wet areas invite mould and mildew, which is not a good combination! This invites various health hazards and poor air quality. A basement is an area that needs to be better ventilated, and on top of that, having mould present isn't ideal. But, with interior basement waterproofing, you get dry and leakproof walls, so you no longer have to worry about mould or mildew on your walls.
More Usable Space
Having a dry basement means that you now have more usable space. Most basements are used just as laundry rooms and for storage, but a dry basement means that you can use it as a game room, lounge area or bedroom. If your basement isn’t tall enough, you can opt for basement underpinning for more headroom and a refreshed space!
Stronger Foundation Structural Integrity
Continuous hydrostatic pressure from outside can affect the foundation’s structural integrity. Due to the pressure, the walls move in and out, and that can cause the cracks to increase. All this can be avoided if you keep your basement walls dry and leakproof. Properly sealing your foundation cracks and applying interior basement waterproofing systems will ensure that your walls are safe and robust from any damage imposed by water. Having dry foundation walls means that the foundation’s structure is maintained.
Higher Property Value
Every property buyer is looking for a home with a spacious, functional basement that remains dry. Extra space is a desirable feature in any home, and most buyers are willing to pay a premium for it. A dry basement transforms the space into a usable area and becomes a valuable selling point for your home. By investing in basement waterproofing, you not only enhance your enjoyment of the basement while living in the house but also stand to gain a good return when selling.
Our Interior Basement Waterproofing Process
01
The first step in the interior basement waterproofing process is to dig around the inside of your basement walls, approximately 12” to 15” inches wide, through the concrete floor. We then remove around 10 to 12 inches of soil from the trench. Small holes are then drilled at the base of the walls to allow trapped water in the foundation wall to pass through into weeping tile or drains.
02
The next step is to install a weeping tile drainage system at the base of the trench. This is installed to collect and drain all the excess water from the membrane and into a sump pump or floor drain. The excess water from the holes is collected with the weeping tile drain.
03
A drainage membrane is then installed around the perimeter of the repair area. This membrane helps to redirect the water towards the drainage system below the concrete floor that diverts to a sump box or floor drain.
04
Three-quarters of the trench is then filled with clear gravel. Gravel allows for rapid drainage and works well with the weeping tile drain. A sump pump is installed at an appropriate location to pump out all the water collected in the sump basin, or a connection to an existing floor drain is made.
05
The concrete floor is then reinstalled and floated to level. After the cleanup, the interior basement waterproofing process is concluded.
Consequences of Avoiding Interior Basement Waterproofing
Avoiding interior basement waterproofing can have serious consequences for your property and your wallet, too. Here are some of the significant consequences you might face:
- Structural Damage
Water seepage into your basement weakens your home’s foundation and structural integrity. This can lead to cracks in the walls and floors. It definitely compromises the stability of the entire structure.
- Mold and Mildew Growth
Damp basements create the perfect breeding ground for mold and mildew. These contribute to unpleasant odors and pose serious health risks, especially for those with respiratory issues.
- Decreased Property Value
A wet basement can significantly reduce the resale value of your home. Potential buyers are likely to be discouraged by the prospect of dealing with water damage and the associated costs of repair.
- Damage to Belongings
- Increased Energy Costs
Damp basements increase humidity levels throughout the home. So, to maintain a comfortable temperature, your HVAC system needs to run for a long time. This increases energy consumption and higher utility bills.
- Pest Infestation
Moist environments attract pests like termites, cockroaches, and rodents. These pests can further damage your home and pose health risks to occupants.
- Legal Issues
In some cases, neglecting basement waterproofing can lead to legal disputes. This includes water damage affecting neighboring properties or failure to disclose known issues when selling your home.
