We hired GJ Macrae to excavate by the outside wall, repair the cracks and protect the wall with a membrane and mesh. Part of the trench had to be dug by hand, due to a gas line, and part could be done by machine. The GJ Macrae team were all very skilled and professional, and completed the job in three days. Now the trench has been refilled with the earth and gravel and it will take some time for the ground to settle. The GJ MacRae Solution
Basement Waterproofing Etobicoke

The first step is to excavate the cracks around your concrete foundation walls. We begin the process by setting up tarps and digging down to the footings (generally 8ft below the ground). It is necessary to dig up to the footings to not miss out on any cracks!

We must clean the exposed walls with a wire brush and chisel the foundation cracks. Then, we apply hydraulic cement to the cracks in the walls using a trowel. We move on to the next repair step when the hydraulic cement cures.

Next, we apply a layer of quick-drying primer to the exposed foundation wall. The primer provides extra adhesion to the walls required for the next step in the basement waterproofing process.

We then apply a special rubberized membrane layer to the entire repair area, followed by a layer of fiberglass mesh (fiberglass provides much-needed flexibility to the membrane while also maintaining the structural integrity of the membrane). Another layer of rubberized membrane is then applied to the top of the fiberglass mesh.

Then, we apply a layer of plastic in the membranes while the patch is still sticky. After that, we install drainage board on top of the quadruple-layered repair membrane because it acts as an additional layer preventing water from getting to the foundation wall while protecting the membrane behind it during the backfilling.

Then, if required, we replace the existing weeping tile system with a new, perforated weeping tile system with a filter cloth.

Then, we surround the new weeping tile system with clear gravel (gravel helps filter out soil and assists in clear drainage). Next, we begin to backfill the excavations with native soil, followed by a power tamp every 6″ -12″ inches (power tamping the backfilled soil locks the membrane in place and restores the ground’s original grading.)

Finally, a termination strap is attached to the top of the drainage board to ensure the strip does not separate from the board. The waterproofing process is complete, and you have a wholly waterproofed basement!
